Why Dutchess is seeing a boom in hotel development and where the need exists

The hotel features 113 suites, a saltwater pool and a putting green.

It offers its guests an evening reception, and a fire pit sits on its patio.

Yet, Homewood Suites by Hilton stands behind a strip mall on a busy section of Route 9 in the Town of Poughkeepsie. It opened last May within walking distance of a Residence Inn that opened roughly 16 years ago.

There are seven hotels within a three-mile stretch of Route 9 in Poughkeepsie, and an eighth is set to debut in June.

Three hotels and an inn opened in Dutchess County last year, bringing the county’s number of hotels, motels and inn options to 46. With at least 15 more at various stages of the planning process, it may seem the county should be approaching its limit.

However, members of the area’s hotel industry say there is room for more, with the county’s occupancy rate higher than the national average, and new projects set to fill niches without leaving existing hotels empty.
